Cute garden view apartment in historic building in Cole Valley. Neighborhood is very charming and centrally located, within walking distance of chic shopping and dining area of Cole Valley as well as the Haight/Ashbury neighborhood.
- 2 blocks from N Judah Muni Subway Train Stop, which takes you downtown (Union Square, Ferry Building, Financial District) in under 12 mins or to UCSF Parnassus Hospital in under 5.
- 1 block from 3 different bus lines: 37, 33, and others.

Note: for 10 years this apartment has had several long term renters; that is why the listing has few reviews. Also, our airbnb-ers tend to stay a long time!
The space is bright, clean and open, but very simple and basic. Think nice and functional, but not over-the-top glamorous.
As in most of SF, these buildings are old, so you may hear some noises - even from nearby buildings or from footsteps in owner's unit above. But the neighborhood itself is serene, very safe and peaceful - full of families, young professionals and that wonderful San Francisco charm.

About Cole Valley:
Cole Valley is like a local village in the center of the city. It has the highest concentration of parks, with lots of things to see nearby including Haight Ashbury, Golden Gate Park, Art Museums, Shopping, Whole Foods, Academy of Sciences, UCSF, Castro, Noe Valley and more. 
Meanwhile, the subway can whisk you to the Cable Cars, famous downtown shopping, waterfront Ferry Building/Farmer's Market and beyond to Fisherman's Wharf/Alcatraz/Tourist Sites, more museums, restaurants, Civic Center.
- N Judah Muni Subway Train stop at Carl and Cole about 2 blocks/3 mins walk away. Trains run frequently, about every 10 mins. Roughly 12 minutes ride to Union Square.
- 3 other bus lines pass by at Parnassus/Cole. 
- UCSF Hospital shuttle bus stop a few blocks away, but up hill.

Housekeeping Available: For an additional $70 / week, our housekeeper can clean the apartment and do several loads of personal laundry. This has been very popular with long term guests.

- Bikes for Rent: 2 brand new Trek hybrid bikes available on site for rent. Great for trips to park, beach, museums, gardens, shopping, etc. $20 / day or $80 / week per bike. Enquire for longer. Includes helmets and locks. Guest is fully reponsible for lost, stolen, or damage to bikes.

-The plumbing in the vintage homes in San Francisco is very delicate. NO WIPES, FEMININE HYGIENE PRODUCTS, COTTON PAD, MAY BE PUT IN TOILET. ONLY THE TOILET PAPER PROVIDED MAY BE FLUSHED DOWN THE TOILET.

We had a great time at John's place. We stayed 7 nights. It was convenient to our son's house. The area was very nice, had great shops and laundromat close by. The unit was as described, comfortable, safe and suited our needs well. Would definitely stay again! This was our first time using AIRBNB.

John and Joyce’s Garden Studio was excellent in so many ways. My stay lasted nearly 2 weeks, and this little suite acted as a great home base. The MUNI station just down the block means getting to and from downtown is a breeze, and the neighbouring Cole Valley has all of the quaint amenities you could hope for. The street is quiet and the area feels like a friendly community. The suite itself is very nice, private, comfy, and opens onto a bright backyard. Thanks again for having me John, it was a real pleasure!

I truly enjoyed staying at John's place. The day I arrived, I was welcomed to the studio with some snacks and wine waiting for me. The place was just as described and pictured on the website. The location was perfect, nestled on a quiet street in cole valley, just a few blocks from great restaurants, cafés, and little cheese shops. I'm so glad I stayed here and will definitely book it again in the future!

This was a very pleasant, clean apartment in an attractive neighbourhood with a good mix of shops and restaurants and good transport links to other parts of the city. In particular we liked being able to jog to the top of twin peaks from our front door in the morning to see the spectacular views, and we liked being able to have breakfast in the beautiful back garden. Joyce was very friendly and welcoming, and gave us excellent advice about the local amenities. We would happily stay here again.

The Appartement in Cole Valley is part of a beautiful old victorian home. Definitely the place you wanna be when you want to explore San Francisco in the best possible way. The Appartement is clean and cozy and has everything that you will need. The neighbourhood is beautiful and you can reach everything very easily with public Transport (Muni N Judah Tram stops 2 blocks away) John is very helpful and can help you out with any questions you have very quickly. I would definitely stay there again.

I made this reservation to house a visiting faculty person in connection with a training program my organization operates in San Francisco. I chose it for the quiet neighborhood and the diversity of the amenities it offered for an experienced "travel for work" employee. The unit met all expectations. John was a generous and accommodating host. I would house an out of town faculty member - or family member - here again.
